Boulder Grove Ranch is an expansive estate spanning over 8+ acres of privately owned hills and canyon. Nestled amidst a bouldered enclave and on the edge of two private boulder valleys, this thriving Airbnb property features a large two-story home with a spacious suite & private bath, a guest loft, a semi-detached guest house, and elevated views that stretch for miles. The interior had been re-designed with a blend of modern, rustic, and bohemian elements, creating a cozy and effortlessly luxurious ambiance.
Originally intended as a tranquil escape from city life and as a part-time income property, the estate has hosted a magazine-worthy wedding, as well as professional photo shoots thanks to the expansive renovated detached barn and the custom viewing deck built into the heart of the boulder valley.
The house had been built in the 1980s by the original owners. Its windows were tiny and the rooms dark, with a sub-optimal floor plan and layout. This two bedroom two-and-a-half bath is now a four-bedroom three-and-a-half-bath house. We reconfigured and overhauled the floor plan in the second floor of the main house, as well as in the single-story guest house.
“We wanted to modernize the existing home. Open things up, tidy, and de-emphasize the rustic ranch finishes, creating a cozy but stylish space to enjoy all that nature had to offer without detracting from it.”
“As much as we wanted the house to provide shelter and comfort from all things dry, dusty, and spiky, we understood that the desert would prevail and find its way inside. We had to use appropriate materials that are luxe but low maintenance. Knowing there would be wear & tear from rental use, and from extreme temperature fluctuations, we had to be very thorough in material specifications, down to what kind of carpet weave would be least likely to retain a rogue cactus spike from someone's shoe or hold on to wet mud.”
To tone down the rustic window frames and wood finishes, we introduced more refined woodwork, including custom reclaimed wood paneling around the fireplace face, a custom triangle relief pattern bar face, wooden slats in the powder room, and a custom oak screen in the guest house.
The family vacation home feel is paramount in this house, and we didn't want to make everything feel too shiny or new. Therefore, we accessorized with locally sourced vintage pieces as well as art the homeowners bought or commissioned during their travels. We installed a two-person soaking tub in the primary bathroom, converted the barn with custom wood paneling, and reconfigured the second floor - turning it from a primary bedroom suite into two bathrooms, two bedrooms, and a living room. We added in features around the property like a wedding deck, a fire pit deck, a front-of-house outdoor living area, and a hammock wheel.
